The True Cost of DIY Investor Software in 2026

The sticker prices on do-it-yourself real estate investor software look great. The invoice a few months later often tells a different story. If you are comparing platforms this year, here is the fine print to price in before you decide. Check any other platform's rate card the same way before you commit.

Start with seats. Their plans include 1, 5 and 10 users at $149, $299 and $599 a month billed yearly. Past the included count, extra users are $99, $89 and $79 a month each. A growing team is the case where a sticker price and a real bill diverge most, and it is worth doing that arithmetic against your actual headcount rather than against the entry tier.

Then the AI. This is the part that surprises people. Their ten AI agents are priced separately from the plan, from $99 to $399 a month each, and the Full AI Team bundle is $1,299 a month on month-to-month billing or $1,099 billed yearly. That is a second subscription on top of the first one. A buyer on their Pro plan who wants working AI follow-up is looking at $299 plus $1,099, or $399 plus $1,299 month to month, before anything is used.

Then the meter on top of the subscription. AI calling minutes are 50 cents a minute and AI texts are 50 cents each, at every tier. That is the one line on their entire add-on table that does not get cheaper as you move up: ordinary calling minutes drop from 5 cents to 3 cents across the tiers, and AI minutes stay at 50 cents. Ordinary usage meters too: skip tracing at 15 cents a match, e-signatures at $1 a document, direct mail from 50 cents a piece, an extra market at $50 a month, an extra website at $29.

None of that is hidden and none of it is unreasonable. ReSimpli publishes all of it, along with free onboarding sessions, free migration help and a dedicated account manager on every tier, which is more than most of this category offers. The point is only that the number you compare and the number you pay are different numbers, and the gap between them is decided by how much AI you actually turn on.

The biggest line item never shows on any invoice: you. Do-it-yourself software hands you a toolbox and a login. You are the integrator, the campaign builder, the script writer, and the person who notices the automation silently stopped firing on a Tuesday. Either you spend your evenings in the settings panel or you pay someone who does.

So the honest comparison is not sticker against sticker. It is what it costs you, all in, to get one booked seller appointment: subscription, plus seats, plus AI subscriptions, plus meters, plus the labour to run it, divided by what actually lands on your calendar. Run that against a flat price with the agents included and the build done for you, and the conversation gets much shorter.
